When should constructability be reviewed?

    There seems to be a difficult balance when deciding when to perform a constructability review. If the design is reviewed too early, many details may still change, making some comments premature. If the review happens too close to bidding or construction, the team may not have enough time to address significant findings properly. For larger projects, reviewing major systems during design development and then performing a more detailed review as construction documents mature seems like a practical approach. A final back-check can then confirm that previously identified issues were actually resolved. At what project stage have you found constructability reviews to be most useful?

    In my experience, the cheapest time to fix a construction problem is while it still exists on paper. Once materials have been ordered, crews are scheduled, and work is already installed, even a relatively minor design conflict can create delays and additional labor. That’s why I see value in a detailed constructability review like Constructability Review, particularly on projects with several consultants and complicated building systems.
